Recently, we wrote about branded residences and how they are reshaping the landscape of luxury homes around the world. The growing trend has attracted large hotel chains, luxury automobile manufacturers, and other luxury goods brands to a market that continues to see sustained growth.
From downtown Miami and the beaches of Sunny Isles to Manhattan's 5th Avenue and choice destinations in Latin America and the Caribbean, these residences make it difficult to choose which to settle on, as they offer incredible design and top-notch amenities to go with your home purchase.

We had a conversation with Robin Kennedy, Executive Vice President/Chief Development Officer at Montage International, about one of these developments: The Residences at Montage Cay. It's a private island resort and residential development in The Abacos, Bahamas, offering waterfront residences.
Our conversation centered around the inspiration for the project, the guiding principles, and design philosophy that went into the development to ensure that it stands out:
What inspired the creation of The Residences at Montage Cay, and what key ideas have guided the project from the beginning?
The inspiration was the island itself. Montage Cay has a rare combination of scale, natural beauty, access and seclusion, with views across the Sea of Abaco and an extraordinary relationship to the surrounding cays. From the beginning, the goal was not to impose a concept on the island, but to plan a resort and residential community that felt deeply connected to the place.

Residences are positioned across a collection of secluded white-sand beaches across the island, allowing each home to have a direct relationship to the water while maintaining a sense of cohesive community. The thoughtful design is complemented by a mix of residential living and resort-style amenities curated by Montage, creating a seamless balance of privacy, luxury and leisure.
What aspects of The Residences at Montage Cay do you believe will resonate most strongly with today’s luxury homebuyers?
The residences at Montage Cay are designed to feel complete from day one, warm, comfortable spaces made for time together. With open living areas, outdoor terraces, private pools and ocean views, they’re places where families can settle in, relax and start making memories right away.

Buyers of estate lots can choose an existing design or fully customize their home, creating a space that fits their family today and for years to come.
Beyond the residences themselves, the setting within The Abacos is a defining draw. Montage Cay offers a rare sense of seclusion within a part of The Bahamas that remains largely untouched yet effortlessly connected.
From the island, owners have direct access to the Sea of Abaco, with nearby destinations including Marsh Harbour, Elbow Cay and Hope Town just a short boat ride away, making island-hopping and day-to-day exploration a natural part of life.
Access to amenities is a big part of the experience. Owners can move easily between their home and the resort, whether they’re heading out for dinner, a spa treatment or time on the water so the property feels like both a private retreat and a fully serviced community.
What guiding priorities have most influenced the design philosophy at The Residences at Montage Cay?
The design philosophy is rooted in indoor-outdoor living, natural light and a constant connection to the water. The homes draw from traditional Bahamian architecture, interpreted through a more contemporary residential lens, with expansive living and dining areas that open directly to terraces, pools and gardens.

The intent is for the architecture to frame the setting rather than compete with it. Standout features include floor-to-ceiling windows and vaulted ceilings that frame stunning, uninterrupted views of the water.
How has the team approached integrating luxury living with the Cay’s natural surroundings?
The approach has been to keep the experience closely tied to the setting. Residences are oriented toward the water, with outdoor spaces designed for daily use, whether that’s dining, entertaining or spending time near the shoreline.
Across the island, the natural landscape remains central. The collection of secluded white-sand beaches across the island, surrounding cays and views across the Sea of Abaco are preserved and incorporated into how the property is experienced.

Amenities and services are designed to support that lifestyle. Residents can spend time on the water, return to the island for dining or wellness, and move easily between those experiences without leaving the property.
What do you think distinguishes an exceptional residential experience in the Caribbean today?
What distinguishes an exceptional residential experience in the Caribbean today is not only the quality of the home, but how well it lives over time. Buyers are looking for places that are beautifully designed, but also fully supported, where the ownership experience feels effortless.

At Montage Cay, that means homes that are maintained, prepared and cared for by a dedicated Montage residential team, allowing owners to focus on time with family, time on the water and the reasons they chose the destination in the first place.
What has been the most important strategic decision in bringing The Residences at Montage Cay to life?
The most important strategic decision was restraint. On an island setting as special as Montage Cay, the instinct cannot be to over-program or over-develop. The value is in preserving what makes the place rare: the scale of the island, the relationship to the water, the sense of privacy and the ability to experience the Abacos in a way that feels both effortless and deeply connected to the surrounding environment.
That thinking informed the low-density plan, the distribution of residences across distinct beachfront enclaves and the relationship between the homes and the resort. Owners should feel they have the privacy of their own retreat, with Montage services and amenities close at hand when they want them. That balance between seclusion, service and community has been central to the strategy from the beginning.
